Why use a buying agent?
As buying agents we represent the buyer, and only the buyer, in the search and subsequent purchase of a property. We represent the buyer’s needs on the viewings, during the offer process / negotiations and, post agreeing a sale, during the legal process and property due diligence stage.
In England and Wales the vast majority of sales are overseen by Estate Agents. Estate Agents are paid by and solely represent the vendor (seller’s) interests. It is perfectly correct that advice should be sought when selling what is often one’s most valuable asset.
We feel the same about buying. Buyers should seek advice when purchasing what is (in most cases) their most valuable asset too. We also feel that we can make the process a lot more fun, professional, and less complicated.
On top of having a buying agent work for you on the search, offer and acquisition stages, there is also the innate local knowledge that a local Buying Agent can bring to the table.

When should I use a Buying Agent?
We would say as soon as you decide to purchase a property. Involving an Agent this early in your search can prove invaluable, cutting down on time taken to discover which roads are “good”, which areas cover which schools, or what type of property might prove the best short, medium or longer term investment.
We may even be able to help make contact with other professionals involved in the house buying process who can add additional value to your search and improve your buying power.
Once instructed we can then view properties on your behalf, only suggesting you physically view when an appropriate property (or properties) has been sourced and you have seen our video summary. It isn’t just our advice that can add value to you; our time can too.
Needless to say, if you live locally, we welcome accompanied viewings if your time-frames allow.
Sometimes we are called in mid-search. As buyers “lose” a best-bid, or feel confused by conflicting reports on the local market (the broadsheets say one thing, the selling agents another). We can cut through the noise and offer direct, impartial and independent advice tailored to help you proceed with confidence.
Additionally, more personal searches are becoming popular too. Tenants often ask us to approach their landlord to buy the property they are renting, or neighbours might seek to purchase a nearby property (but don’t want to risk overpaying), or one that they have coveted from afar but don’t wish to approach directly. Discretion and confidentiality are buzzwords we live by.
How much do you charge?
Our fees depend on both your budget and your search criteria. Every search is different and as such we do not have a fixed fee approach. Each search is tailored to each client.
We have two fees: a Retainer and a Success Fee.
Once the parameters of your search are agreed, we charge a Retainer which ‘locks-in’ your search with our agency. We will never undertake the same search for two sets of clients both looking for the same thing! Nor will we put a time limit on the Retainer fee.
From then on in you have our undivided attention and our agreed Success Fee only becomes payable once a property has been purchased and Contracts Completed.

Where do you search?
In the same way that Estate Agents now value on-line portals as a way of attracting buyers, we work with clients by searching for both on and off-line properties i.e. properties being publicly marketed as well as those being marketed discreetly. We also have the technology and contacts to source specific properties off-market too.
We use hard-won local contacts, our own social infrastructure and professional relationships with local agents gained with over 25 years of local experience.
Some clients have a distinctly hands off approach saying: “here is our budget, please buy our house”. We however welcome as much input as possible as this input enables us to deliver a more tailored search by return. It is in essence a co-operative and consultative process and one that we love to evolve with our clients.
Our aim is also to make this often very stressful process that bit more fun.
